Should You Buy Now, Wait, or Keep Planning?
Should You Buy Now, Wait, or Keep Planning?
One of the biggest questions buyers are asking right now is whether they should buy a home now, wait for interest rates to change, or just keep planning.
The answer really is different for everyone.
Interest rates matter, but they’re only one part of the decision. Your monthly payment, how long you plan to stay, your current living situation, and what homes are available in your price range all matter too.
Look at the Full Monthly Payment
It’s easy to focus only on the interest rate, but the full monthly payment is what really affects your budget. That includes the principal and interest, property taxes, homeowners insurance, and any HOA dues.
Before buying, you need to know what payment feels comfortable for you. Just because you qualify for a certain amount doesn’t mean you have to spend that much.
When Buying Now May Make Sense
For some buyers, buying now makes sense because they’ve found the right home, the payment works for their budget, and they plan to stay in the home for several years.
Waiting for rates to come down can sound like the safest choice, but there’s no way to know exactly when that will happen or what home prices and competition will look like when it does.
If the right home and the right payment come together now, it may be worth considering.
Not Ready Yet? Keep Planning
If buying right now doesn’t make sense, that doesn’t mean you have to put the idea completely on hold. There are still several things you can do to get prepared:
-
Find out what monthly payment feels comfortable
-
Review your credit
-
Save for your down payment and other upfront expenses
-
Narrow down the areas where you would like to live
-
Talk with a Realtor and lender before you’re ready to start looking
Having a plan can help you feel more confident and make the process much easier when the right time comes.
Buying a home is a big decision, and I never want anyone to feel pressured into it. If it has been on your mind, I’d be happy to talk through your options and help you look at the full picture. No pressure or sales pitch, just an honest conversation about what makes the most sense for you.
